An independent roof report is an essential part of maintaining your property, and being proactive will save you money and allow you time to budget for any essential maintenance rather than waiting for a problem and having to find the money and almost always a much higher cost of repair. If underlying problems – such as rotten timber – aren’t identified for long periods problems can occure with the main structure of your roof, damp into the main building fabric etc. A roof assessment can identify any potential problems and give you peace of mind.
We can recommend if an asbestos survey is required and of course recommend your local vetted contractor for this.

What could be underlying that you can’t see?
A repair of the under-tiling felt and the installation of some ventilation will prevent damage to the main substructure.
The image is showing a typical issue with rotten failed under-tiling felt and nail fatigue to the roofing battens which hold the tiles in place, this has been causing rainwater to ingress and rot the main timbers of the roof.
The longer this is left the more damage can be caused and more expensive it is likely to be to repair.
Typical Solution
We would recommend replacing the under-tiling felt with a modern breathable felt and treated tiling battens fixed with galvanised nails to current building regulations.
